Extraordinary homes for exceptional living

We work only in places we know well. Title checks in the cadastre, notarial matters, tax and company setup are handled in-house. We explain each step clearly and help you make the right decision.

Frequently asked questions

Yes. Foreign nationals can generally purchase apartments, houses and commercial properties in Montenegro. Certain restrictions apply to specific types of land and protected areas, so it is important to verify the property’s cadastral classification and legal status before completing a purchase.

Resale properties are subject to a progressive property transfer tax ranging from 3% to 6%. New-build properties are generally subject to VAT instead. Buyers should also allow for notary, legal and registration fees.

Property ownership does not grant residence automatically, but it may allow you to apply for a temporary residence permit. A property valued at €200,000 or more may provide a basis for an application, subject to the official property assessment and other applicable requirements.

Yes. Tourist rentals are possible once the property is properly registered and the relevant local tourism and tax requirements are met.

A lawyer can review the cadastral record to confirm ownership and check whether any mortgages, restrictions or other encumbrances are registered. They can also review the property documents and purchase agreement.

Not necessarily. In many cases, a representative can complete the purchase on your behalf using a power of attorney that has been properly prepared and certified for use in Montenegro.

We can coordinate with local lawyers, notaries and tax advisers throughout the purchase. If you need to establish a company, we can also connect you with professionals who can guide you through the registration process.
